Horary astrology answers specific questions from a chart cast for the date, time and place the question was received by the astrologer.


Woman client asks: Should I wait to sell my house in 2006?

Here is the story for this chart. My client is planning to marry and asked me to suggest a time. I told her to wait until next year, 2006. She owns a home; her fiancé does not. The man she intends to marry believes that the real estate market is headed for a crash and wants her to bail out of her house right away. The house is appraised at one million dollars and there is a lot of equity.


Here is the rub. Wouldn’t you know it would be the taxman? Selling the house as a single person versus selling the house as a married person means the difference of $100,000 in taxes on the equity. He wants her to sell right away and I told her not to marry until next year. Does she sell in a panic over a coming crash and just lose an extra $100,000 or go ahead and get married in a bad cycle? The horary astrologer to the rescue.


The first thing to notice is that this is a TIMING question essentially. In astrology that can only mean Saturn who indeed rules timing. Don’t go looking at the Fourth House right away.The first thing we always do to analyze the chart is to take note of the rising sign and all the rulers involved. This always rules the person asking the question.


Here, Virgo is rising making Mercury one of her significators. The Moon is always the co-ruler. We like to ask the question, “Why is a ruling planet in the particular sign or house that it occupies in any given chart?” It should always reflect the real interest in asking the question. In this chart Mercury, her ruler, is in the Eleventh House. What has that got to do with the matter? It has a very significant reason for being there. The Eleventh House rules circumstances over which we have no control. That is a fundamental reason for this question in the first place. She doesn’t know whether there will be a big crash or not. If there is, it certainly involves circumstances beyond her control.


Saturn rules timing so we will look for aspects to Saturn from one of her rulers. Right away we see that Mercury is closely conjunct Saturn. That is not all. Venus sits between the two other planets. That is good. Venus also rules the second house of financial matters. We like nice, tight connections like that. She will definitely be advised to wait. That is when horary astrologers are glad to be alive.


Saturn is in a late degree and makes no applying aspects. The chart is saying that it is in her best interests to wait. She can do what the question suggests and that is to wait until 2006. Apparently the chart is not expecting a crash, at least not this year, 2005.


All of the Cancer planets in this chart are disposited by the Moon. A dispositor is the natural ruler of a sign that another planet may be occupying. If the Sun is in Aries, it is disposited by Mars and so on. The Moon co-rules the querent in every question. It also has to do with your personal residence and real estate matters. Again, that is a real nice tight connection and makes the astrologer happy.


The Moon tells us another little piece of the story. The Moon is applying to a conjunction to Neptune retrograde. Retrograde Neptune is always worth some investigation to see what it may be hiding. Neptune rules the Seventh House person, the man she plans to marry. How credible is his advice if it is ruled by Neptune retrograde? We know he is not seeing things clearly and as for this matter, he is mistaken.


There are two mutual receptions in this chart. A mutual reception is when two planets trade places and each occupies the ruling sign of the other. Mutual receptions allow us to move a planet, WITH ITS ORIGINAL DEGREE, back to its own sign it rules and gives a secondary reading. One of the meanings it that it shows us a way out of the matter.


The Moon is exactly trine Jupiter in nine degrees Libra in the Second House. Who can go to wrong with a nice aspect like that? I advised the couple to see a lawyer or CPA and ask about this entire situation. They saw a tax attorney (Moon ends with sextile Pluto and Pluto is a financial advisor or tax consultant). He told them they could list the house right away but not recognize it as a sale until next year. Pluto retrograde in the Fourth House probably indicates that he is correct and they can wait.


One extra goody that we can talk about is Jupiter is nine degrees, which is one degree separating from the fixed star, Vindimiatrix, or the Star of Widowhood degree. This couple had a big falling out and she ended the relationship recently. Jupiter always forgives, however, so it was straightened out and they plan to go ahead and get married.


Just so you know the rule, the Moon is besieged, meaning that it is between malefics, no matter how far apart. It shows that the woman felt “under siege” when asked to sell her house. She told me she felt very pressured by her boyfriend.


Always look at the Moon’s last aspect to see how the matter ends. That is not the whole story, but one big piece of the answer. The Moon will sextile Pluto retrograde and parallel Neptune who is also retrograde. The Moon’s last aspect to a retrograde planet means that there is always something you do not like about the way the matter ends. Pluto retrograde rules complications compounded but the sextile eases the consequences. I do not understand all the details, but the couple said that the house can be listed and sold now, however the closing can be next year, meaning that there is some convoluted financing for the buyer renting until then. This will cost my client more money however it shakes out. Some of you financial people will know what I am talking about.


Always keep in mind exactly what question you are answering. She wanted to know if it was in her best financial interests to wait until 2006 to sell her house. That is with the understanding that she wait versus selling right away for fear the market will crash. This may seem like splitting hairs, but that is not saying that she must sell in 2006. Maybe it would be to her advantage to wait a few more years if the market keeps going like it has.


This is the reason that I prefer to talk to my clients in person and not get questions by e-mail or answering machine. Then I am clear just exactly what the intent of the question is.
