Horary astrology answers specific questions from a chart cast for the date, time and place the question was received by the astrologer.
The client asks: All considered, should I proceed with the 1031 exchange?

Several of my clients have invested in real estate over the years. When it comes time to retire and liquidate the properties, you might know the government and the tax man get in on the act. Once the investment is sold, the proceeds must be reinvested in a relatively short period of time to avoid very high taxes on the profits This is what the 1031 exchange is about and I have been asked about them many times.
The particular client who is the subject of this column described a convoluted scheme to facilitate one of these 1032 exchanges. I don’t remember all the details, but from the way he described it, I was left with the definite impression that it was in a pretty gray area. It involved a musical chairs game with properties owned by his dad and his brother. That is why I phrased the question, “All considered.”
Sometimes the matter involves too many details to fit into a question of reasonable length. It is not necessary to squeeze everything into the question as long as the astrologer understands the situation. In these instances, I take notes, read back the facts as I understand them, and then ask the client if that accurately reflects exactly what he wants to do. If so, it is therefore a valid assumption that both the astrologer and the client have the same understanding of his plans.
The first thing to notice is the ascendant, which always rules the person asking the question. Here it is six degrees Scorpio rising with a close conjunction to the South Node in seven degrees. The South Node is a negative indicator. We use the old and new rulers in horary, so his significators are Mars and Pluto. I use the ruler that has the most connection to the matter. The chart is taking this question seriously because Scorpio and Pluto both rule taxes and financial matters. Lets look at Pluto first then. This astrologer admits to some suspicions about his whole scheme at this point because Pluto is retrograde and the Moon ends with an opposition to it. Pluto and the Moon are in the Second and Eighth Houses, both money houses.
Pluto rules complications all by itself, but look out when it is retrograde. It is complications compounded. You may like the Moon heading for a conjunction to Venus. Think again. Venus and Pluto are mutually moving toward an opposition because of Pluto’s retrograde motion and the Moon will activate it by aspecting both. The Moon is considered unfortunate in the Eighth House.
Horary astrology relies heavily on the Moon’s aspects to predict the outcome of questions. It is more than a simple matter of good and bad aspects. Let’s take the Moon’s sextile to Mercury and trine to Neptune, for example. That is only as good as far as it goes. Mercury and Neptune are still in close orb to an opposition. Furthermore, Neptune is hiding behind the fourth cusp and retrograde. Neptune retrograde in the Third House opposing Mercury, the natural ruler of the Third, is very close to lying and deception. The Third House rules the facts, however clear or distorted.
We can go to the Fifth house that rules investments. Neptune rules it. Using the old ruler of Pisces, Jupiter, we can see the theme of this chart is repeated over and over. The Moon is applying to a square to Jupiter. Venus is also squaring Jupiter. Here is another indication that this may not be a totally legal or moral plan that the client has in mind. You may have your suspicions, but it is generally not a good idea to ever accuse the client of any highly questionable activity. It’s not good for business!
If you poke around the chart, you may add to the preponderance of negative indications, however, at this point, I think it is obvious that the answer to this question is NO.
Here is the note he sent after he received my written report in the mail. “Thanks again, Diana. It already looks as if there were some unseen booby traps that you helped me avoid.”
