Horary astrology answers specific questions from a chart cast for the date, time and place the question was received by the astrologer.


Woman client asks: Should I sell the condo now?

There is a rule in horary astrology that forbids asking the same question twice. The only exception is if the circumstances have significantly changed from the earlier situation. This example is a case in point. This client asked whether to sell her condo a couple of years previous to this question. Why did I decide that it was okay to repeat the question?


The condo is an investment property that this client considers the primary asset for her retirement years. Originally when she asked, the National Guard called up the renters. She always carries a lot of debt so she is continually tempted to sell the property and pay off her credit cards and other obligations. She really panics when there are no rent checks coming in.


She had already consulted a psychic and he told her she should sell. Neptune was retrograde in the earlier chart and in the Third House. That is an indication that the psychic information is wrong. Retrograde planets “lie.” The Third House is facts and information about the matter. At that time the chart indicated that she could rent the condo. She had enlisted professionals to rent the place with no luck. I advised her to advertise it herself in the paper. That is what she did and sure enough, new renters moved in and she kept the condo.


This time she called in a panic. The management association of her condo complex levied a special assessment of $15,000 for new roofs and the full amount was due in 30 days. I thought this was pretty outrageous and weird but she insisted that this was indeed the case and that there was nothing anybody could do about it.


This is a time when the horary astrologer must keep his or her cool. Even if you are hysterical and in continual crisis in your personal life, do try to arrange to hold your act together when dealing with clients. They can be depended upon to provide adequate drama for you. The point I am making here is that the astrologer must abide by the chart and stay objective. The client’s fearful ravings must be kept in proper perspective. So I go to this chart with an open mind.


The First House always rules the person asking the question, even if they are asking about another person. One degree of Virgo is rising. The first three degrees rising are “too early for now degrees.” Okay, I have to tell you. I already know the answer to this question! However, since I am supposed to be teaching you something here, lets see what else this chart has to say.


The planet that rules the ascendant is called the questioner’s (“querent” in horary) significator. That makes Mercury her significator. Mercury is in the Eighth House of money and resources coming from another person or institution such as a bank. Mercury is semi-sextile Venus, a money planet. You will be sticking with the five main Ptolemaic (conjunction, sextile, square, trine and opposition) aspects in horary, but the minor aspects may come into play in specific charts. The semi-sextile is an aspect measuring 30 degrees, which brings you to the second house of money—counting from the First House. So, a semi-sextile is a money aspect that is favorable. Mercury is also trine the Part of Fortune. There is another semi-sextile to Uranus. We have to say that Mercury is a sitting duck to see some money coming its way.


At this point I was telling the client that it was “too early” to panic and jump to conclusions. I suggested that she get a home equity loan from the bank, but to keep the condo for now. I’m not psychic and there is just so far we horary astrologers can go in regard to specific details. I just suggested a loan from the bank because that was all I could think of at the time. So what actually happened? Her father died and she inherited enough money to pay off the $15,000. So what else does the Eighth House rule? Inheritances!


Should I have known that? May I could have and maybe in my next life I will. The point is, I basically gave her the right answer. But let’s look at the Moon in the First House. If you see that, you will expect changes coming up. Wherever the Moon is, that is where you will find the most unstable and changing situation. It will change her choices when in Virgo, because Virgo is the sign that discriminates and analyzes. The death of her father certainly did change her situation.


Take note. The Moon will square Pluto, the planet of death among other things. Pluto retrograde is in the Fourth House. Whichever houses you use in natal astrology for the parents, most horary astrologers agree that the Fourth House is the father. It works here, doesn’t it? That is how you test things out.


If you count eight houses from the fourth for father’s death, you will come to the Eleventh House of the chart. Remember that we have no zero in counting houses, so you start with the Fourth House as number one and so on to the Eleventh House. We find Saturn in Cancer there, which is a very apt indicator of father checking out. That is further underscored because Saturn and Pluto are applying to a quincunx. A quincunx is an aspect of 150 degrees and is the most likely to indicate death or separation, even worse than a square. Why do we say it is an applying aspect? Saturn is direct at 21 degrees. Pluto is retrograde at 24 degrees. They are moving toward each other. Those mutually applying aspects like this are very powerful.


Pluto keeps secrets all by itself. When intercepted and retrograde like it is here, it kept its secrets (the inheritance) from the astrologer. That makes an even a better excuse for me than “the dog ate my homework.”


Once this client calmed down, she said that selling the condo right now with a $15,000 assessment against it would not be a very strong selling point. It certainly would put the stronger negotiating position with the buyer. Also, construction workers will be all over the place reroofing. That is not good curbside appeal either.


Once again, horary astrology protected my client’s retirement asset. The way she is going, she will need it. I suggested that she pay off the high interest credit card debt with the inheritance and still get the home equity loan. It seems like a better use of the money.
